BFCA Board of Directors Meeting on Tuesday, November 15, 2022

Tracie Priest, President; Betsy Voorhies, Vice President, Frank Roycraft, Director. 

Margaret Stephens, Secretary/Treasurer. Association Members – Midori Okasako, Mario Lopez, Shaun Philp, Kristen Crosby, Kevalyn Rice.

Meeting was called to order at 7:03 pm.

Old Business (Tracie Priest)

The minutes for the October 11, 2022, meeting were unanimously approved October 17, 2022.

Tracie asked for approval to go ahead and schedule the re-roofing of the gazebo for January.  Frank voiced opposition to re-roofing because he doesn’t think it needs it.  There was some question on whether this was officially voted on, so Tracie motioned that we replace the roof for no more than $5000, Betsy seconded and Frank voted against. 

New Business

President’s Report (Tracie Priest)

Tracie presented a pond path alternative in restoring access behind the Crosby house on the right side of the big bridge where the signs are.  The design for the previously discussed bridge, connecting the path around the Crosby property would cost $3,000.  For an alternative, Tracie approached several companies and Esposito’s is the only one to respond.  The plan involves building a retaining wall of sorts with rocks and mesh to allow clearance for the path.  It would be maintenance free as no wood is involved.  Kristen provided some of the history of legal and liability disputes with former boards.  Betsy and Shaun agreed this should be done before Spring rains and is the best solution to restoring the pond path access.  Tracie wanted to make sure this would work for Kristen and tried to suggest gutters to prevent more future erosion.  The quote is around $12,000.  Margaret suggested more people have input. Tracie said maybe we can schedule a walk through for the neighbors and that she will try to get the price down.

2023 Budget

The Board voted to approve the proposed budget as amended (click here to view).  The vote was 2-1.  Betsy and Tracie voted approval.  Frank voted against.

Margaret reported that not much is new since last month.  In October the liability insurance was paid at $1,076.10.  In September, TPAM moved the $6,500 from checking to road savings fund as requested.  Shaun asked what the road savings fund is for and Margaret explained that we have private roads and have to cover the cost of repaving them.  Several years ago, the Board thought it was prudent to be prepared next time and put money aside.
