President’s Report – Mike McCrea
While it has only been a few days since our Annual Meeting, your board has still been busy accomplishing the following tasks:
Mike contacted the residents and TPAM sent a covenant notice regarding the insulation in view on Brookside. The residents have responded with an apology and have taken care of the matter.
All members have been notified by mail of the meeting on the 23rd to resolve the 2021 Board Election. We have not posted that notice online or by email to avoid confusion with the matters on this evening’s agenda. At the conclusion of this meeting, we will distribute the notice through our digital channels.
TPAM are seeking estimates from Electrical Contractors to repair or replace the light fixture at Blair Stone Rd.
A damaged section of fence at Silverwood and Red Maple was replaced.
Our neighborhood appears to have escaped the recent severe weather without issue. If you observe damage or restricted water flow on community property, please notify the board.
ACC Report
So far in 2021, two requests have been approved:
1709 Brookside: Replacement of latticework with wood enclosure.
1752 Harvest: Replacement of walkway and wheelchair accommodations.
Beaver Activity
Mike stated that there is evidence of beaver activity around the pond again, and it has been some time since trapping has been done. The association’s trapping permit has expired, and Mike has begun the process to renew the permit through FWC. Mike spoke with our usual contractor, Black Thumb, and received a proposal for a month of service at $2650.50, which includes a loyalty discount. Mike moved that the association enlist the contractor for a month of trapping once the permit is renewed. Llona seconded and the motion passed unanimously.
Tree Cutting Fine Update
Following the October call, a notice was provided to the property owner at 1751 Brookside regarding the fine for tree removal, and their right to request a review by the BFCA Fine Review Committee. The owner submitted a request for review, and on January 6, the Fine Review Committee heard a statement by the property owner regarding the tree cutting fine. The committee has provided the Association with their recommendation and we are waiting for response from the property owner. Because this is a pending legal matter, we cannot share complete details at this time.
Community Property Tree Removal
Several members have contacted the board about trees on community property that are a risk due to poor health or leaning over their home. Mike has asked AAA Tree Experts to come provide an estimate for the trees to be trimmed or removed.
Behind 1725 Brookside – tree to be trimmed if possible, otherwise removed per Sam Hand.
Behind 1718 Brookside and 1716 Brookside – girdling by beavers, one tree is confirmed dead, other is recommended for removal by Sam.
If you know of any other trees on community property to be removed, please notify the board ASAP. If we can, we will get all estimates for a future meeting to be discussed and voted upon. Sam Hand is working remotely and the phone number on the tree removal form does not go directly to Sam. He has asked requests to go through the board.
Storage Locker Renewal
Our storage unit contract expires February 7th. Mike confirmed that a yearly renewal will cost $487.30, which is the same as last year and includes a one-month discount for prepayment. Mike moved to renew the contract for another year. Llona seconded and the motion passed unanimously.
Mike asked if any of the attendees had any more input. No one responded so Mike moved we adjourn, Tracie seconded, and meeting was adjourned at 6:24 pm.
The next meeting is February 23th.
